Unlike in the UK and many other European countries,Estate Agents in Spain are not regulated or licenced. This means that anyone can set up as an agent, create a website and begin to trade. They do not need a physical location, they can work from home or the back seat of their car, as many do, they may not carry insurance or be legally registered to work.  

All this means that it is very important that you chose your agent wisely. Use one with a high street office where you can go and chat, not just meet in a bar. Chose one that knows their area and properties, one that can guide you through the buying (and selling) process and use their experience to make your move to Spain as easy as possible.
